From US Highway 27 North from Rome, go to Summerville, Ga. and proceed to Menlo, Ga. Follow Highway 48 up the mountain to Cloudland and turn left at the caution light. Proceed left following auction signs past the tennis courts approximately one mile to the property on the left. Auction signs will lead the way. 

From Birmingham and Ft. Payne Alabama, take Highway 117 to Valley Head, Al and proceed to Mentone, Al. Follow Highway 48 to Cloudland and turn right at the caution light in Cloudland to property. 

From Chattanooga and Trenton, GA. follow Highway 157 to Cloudland and continue straight at the caution light towards South Brow Drive and follow signs to the property.

We have a bid deadline for this auction of Thursday, January 31st, 2013 by 2PM. Anyone who submits a bid, any bid at all, will gain access to a webpage that posts all the bids as of the bid deadline. Then anyone who has submitted a bid will be able to analyze their position and they will have a chance to resubmit their bid if they would like. The bidding process will continue until no one will bid anymore. . The bidding usually closes within 24 hours of the bid deadline.

STEPS:
REGISTER: You can register on this page. By registering, Dempsey Auction Co. will contact you and start the process. We will talk you through the details of the property and the bidding process.

DUE DILLIGENCE: We highly recommend that you go and walk the property before making a bid. We will be happy to meet you at the property and walk it with you if it would be helpful. Any questions you have regarding survey, zoning, perktests, etc can be addressed.

LETTER OF INTENT: We have a sample letter of intent that you can view or download on this page. This is our suggestion. However, you can use your own Letter of Intent or we can help you create one. This letter of intent will outline the terms of your offer and the conditions of the closing.

CONFIRMATION: Our goal is to sell it as high as we can and yours is to buy it as cheap as you can. This is a very fair and open process. Anyone who submits a bid will have a chance to see all the bids and compete, just like a real live auction. Once the bidding process stops, which will be within 24 hours of the bid deadline, we will work with the seller to confirm the bid.
